What does “no DTI calculation” mean?

DTI is the comparison between your monthly debts and income. Under this program, approval does not use that traditional calculation or the customary income and employment documentation.

Who may benefit from this option?

It may help people buying or refinancing a primary residence when traditional income or employment documents do not reflect their financial situation.

Key features

  • Designed for the purchase or refinance of a primary residence.
  • Does not require traditional income documentation.
  • Does not require traditional employment verification.
  • A credit score as low as 640 may be considered with a lower loan-to-value ratio (LTV).
  • Available funds, the down payment, and the property will also be reviewed.

How credit score and LTV work together

A lower loan-to-value ratio (LTV) may make financing possible with a lower credit score. Lower LTV usually means a larger down payment for a purchase or more equity for a refinance. Our team can help you compare the options.

Purchase or rate-and-term refinance

  • 640+ credit score: up to 65% LTV
  • 660+: up to 70% LTV
  • 680+: up to 75% LTV
  • 720+: up to 80% LTV

Cash-out refinance

  • 640+ credit score: up to 60% LTV
  • 660+: up to 65% LTV
  • 680+: up to 70% LTV
  • 700+: up to 75% LTV

These are program maximums, not guaranteed terms. Credit, loan amount, property type, and current guidelines are also reviewed. Most tiers in this chart call for six months of reserves; the 80% purchase/rate-term and 75% cash-out tiers call for nine months.

It does not mean approval without documents

Although traditional income or employment documentation is not used, you must document your identity, credit, assets, closing funds, and reserves. The property must also satisfy the appraisal and program guidelines.

Down payment, funds, and reserves

The down payment or available equity and required reserves depend on your credit, loan purpose, property, and current program rules. We will help you review the funds and documents needed for your situation.

A higher credit score may open more LTV options. A score alone does not guarantee approval or a particular rate.

The property is part of the review

This program is for a home you use as your primary residence. The appraisal, property type, condition, value, and loan purpose may affect your options.

We will review the property and your overall loan profile together.
