What is an FHA loan?

An FHA loan is a mortgage offered by an approved lender and insured by the Federal Housing Administration. This backing allows lenders to offer more flexible qualification options to certain homebuyers.

Who may benefit from an FHA loan?

It may be helpful for buyers with limited savings, imperfect credit, or family assistance for the down payment. FHA loans are not limited to first-time homebuyers.

Key features

  • Qualification may be possible with a credit score starting at 580.
  • Down payment starting at 3.5% when program requirements are met.
  • Requirements may be more flexible than those of some other loan types.
  • Permitted gift funds may help with the down payment or closing costs.
  • Available for homes that meet FHA standards and will be used as a primary residence.

FHA mortgage insurance

FHA loans include mortgage insurance as part of the cost of the loan. There is an upfront charge and annual mortgage insurance that is generally included in the monthly payment. How long it remains depends on the down payment and loan terms.

How much money will you need?

The down payment is only one part of the total. Closing costs, the appraisal, an inspection, and other expenses may also apply. Some funds may come from a permitted gift or certain assistance programs.

We can help you estimate a more complete amount before you begin shopping for a home.

The home must qualify too

The FHA appraisal reviews the property's value and certain basic safety, condition, and habitability requirements. An appraisal does not replace a complete home inspection performed for the buyer.

Some repairs may be required before closing.

Can I buy a multi-unit property?

It may be possible to purchase a property with up to four units if you meet the requirements and occupy one unit as your primary residence.

Does the FHA appraisal replace a home inspection?

No. The appraisal determines value and reviews certain program requirements, but it does not replace a complete home inspection performed for the buyer.

Does a 580 credit score guarantee approval?

No. Your credit score is only one part of the evaluation. Income, debts, available funds, credit history, and the property are also reviewed.
