What is DSCR financing?

It is a loan for investment properties that focuses primarily on whether the property's rental income can cover its monthly expenses. DSCR stands for debt service coverage ratio.

Who may benefit from this option?

It may help new or experienced investors purchase or expand a real estate portfolio without relying on traditional personal income documentation.

Program features

  • For investment properties only; not for a primary residence.
  • Minimum down payment of 20%, subject to the scenario and program requirements.
  • Qualification may use the property's potential rental income.
  • Options for short-term and long-term rentals, subject to approval.
  • Loan amounts up to $2 million, depending on current guidelines.

How is DSCR calculated?

The rental income used for the loan is compared with the property's monthly expenses, which may include principal, interest, taxes, insurance, and association dues. For example, if the rent is $2,000 and the expenses are $1,500, the rent exceeds the expenses. The final calculation depends on program guidelines.

Funds and reserves

In addition to the down payment, funds may be required for closing costs and reserves. Reserves help show that you can cover payments and expenses if the property is vacant or needs repairs.

The amount required varies based on the loan, the property, and your profile.

How the property is evaluated

The appraisal, market rent, existing leases, and rental type may affect approval. Short-term rental properties may require additional documentation.

The property, not only the borrower, must meet program requirements.

No. This program is for investment properties, not a primary residence.

Do I have to be an experienced investor?

Not necessarily. Some programs permit first-time investment-property buyers, subject to additional requirements.

Must I provide traditional personal income documents?

Qualification focuses on the property's rental income used for the loan. However, you will still need to provide documents related to credit, assets, available funds, identity, and the property.

Are short-term rentals allowed?

They may be considered depending on the property, market, documentation, and current program rules.

What if the rent does not cover all property expenses?

Some programs may accept a lower coverage level with adjustments to the down payment, rate, or other requirements. The available option will depend on the complete scenario.
